Denver’s Affordable Housing Ownership Program and Metro Mortgage Assistance Plus
There are few great programs offered in and around Denver for qualified lower-income residents, creating opportunities to own safe, affordable condos, townhomes and houses. The programs are separate entities, but can work in conjunction with each other. Meaning you don’t need to use one to use the other, but can take advantage of both programs if you qualify.
Denver’s Office of Economic Development created a program for prospective buyers of affordable housing called Affordable Housing Ownership Program. Potential buyers must successfully meet Denver’s Office of Economic Development income and eligibility review. An added benefit of this program is that you do not have to be a first time home buyer to qualify for this program, any person or household who meets the eligibility requirements may apply. However, you must be able to qualify for a mortgage on your own.
You are required to attend a homeownership education class and obtain a certificate of completion. Several nonprofit housing counseling organizations offer these classes free of charge. The Metro Mortgage Assistance Plus Program is a special grant program for low and moderate income individuals and families, bringing the dream of homeownership within reach. Getting a down payment is often one of the largest barriers to purchasing a home. Metro Mortgage Assistance Plus can help with down payment and closing cost assistance – up to 4% of your loan.
To qualify for Denver’s Metro Mortgage Assistance grant, applicants can earn up to $95,880 for a family of 1-2 people and $111,860 for a family of 3 or more. Other qualification guidelines include a minimum FICO score of 640, a debt-to-income ratio of 45% and complete homebuyer counseling. Keep in mind you may need to bring 0.5% (one-half of one percent of the total mortgage) to the closing on your own.
