    Nothing new or surprising regarding the December Housing Market in Denver. Homes prices are still increasing and we saw a big jump in December.  However, it appears as though January has seen a big increase in inventory levels, which may or may not be the start of a switch in the market. Only time will tell. For now, home prices continue to rise at a rapid rate.
    Note: The stats below are from ReColorado.com and include the entire MLS rather than just the Denver Metro area. Boulder County is included in these stats.

    • Down 21% since last month
    • +3% change compared to this time last year

    December Inventory Levels:

    • Five weeks
    • Well below National Average

    December Average Sold Prices:

    • Average sold price for a single family home in December was $369,568
    • 0% change since last month
    • Up 10% from last year

    December Home Sales:

    • Up 31 percent since last month
    • 2% increase year over year
    • Average days on market was 33 days
